FlatManager Reservation Policy
This Booking Policy ("Policy") sets out the terms and conditions that apply when booking a property through FlatManager. By making a booking on our platform, you agree to be bound by this Policy, as well as our Terms of Use and Privacy Policy. Please read this Policy carefully before making a booking.
1. Reservation process and pricing
Reservations can be made directly through the FlatManager platform by selecting the desired property, selecting the dates, and providing the required booking information. Upon successful payment, your reservation is secured. All prices displayed on our platform include VAT and any applicable tourist taxes, ensuring full transparency.
2. Payment terms
By confirming your reservation, you agree to pay all applicable fees, which may include taxes, service fees, and security deposits. Payments are accepted via secure methods such as credit or debit cards or bank transfers. We ensure that your payment details are processed securely through our trusted payment provider.
3. Confirmation of reservation
Once you've made your reservation and received payment, you'll receive a confirmation email with all the necessary details, including the property's address, check-in/check-out times, and the property manager's contact information. This confirmation serves as proof of your reservation and we recommend that you keep it for your records.
4. Check-in and check-out
Unless otherwise specified in the property listing or agreed directly with FlatManager, check-in is from 3:00 PM and check-out is required by 12:00 PM. Early check-in or late check-out can be requested, but is subject to availability and can only be confirmed 12 hours prior to the scheduled time. Guests arriving three (3) or more hours early or departing three (3) or more hours late will be charged an extra night at the booking rate.
5. Cancellations and refunds
Unless otherwise stated in the specific property description, our standard cancellation policy applies:
- Cancellations made 14 or more days before check-in: Full refund.
- Cancellations made between 7 and 14 days before check-in: 50% refund.
- Cancellations made less than 7 days before check-in: No refund.
To cancel your reservation, please use our platform or contact our support team at rezerwacje@flatmanager.bg. Refunds, where applicable, will be processed according to the payment method.
6. Security deposit and material damage
Some properties may require a refundable security deposit, which will be indicated at the time of booking. This deposit will be refunded upon check-out, provided no damages occur. Guests are responsible for any damages incurred during their stay and may be charged accordingly.
7. Facilities for children and babies
Children under 3 years of age stay free when sharing a bed with a paying adult. Cots can be requested for an additional fee; however, guests are responsible for providing bedding and towels for the cot. Other infant amenities, such as high chairs, are only available if specifically listed in the property's listing.
8. Pet Rules
Only a limited number of properties allow pets, which will be clearly stated in the property description. If you are traveling with a pet, you must notify FlatManager at the time of booking. Failure to notify your pet may result in additional fees or cancellation of your reservation.
9. Smoking Policy
All properties listed on FlatManager are smoke-free. Guests who violate this policy by smoking inside the property will be subject to a fine of €300.
10. House Rules
Each property may have its own set of house rules, as determined by the owner or property manager. By making a reservation, you agree to abide by these rules throughout your stay. Violations of house rules may result in additional fees or termination of your stay without refund.
11. Force majeure
FlatManager is not responsible for any failure or delay in fulfilling a booking due to circumstances beyond our control, including, but not limited to, natural disasters, pandemics, government actions, or other force majeure events. In such cases, we will make every effort to provide alternatives or refunds, where appropriate.
12. Guest Identification
For security reasons, guests may be required to present valid identification upon check-in. Failure to provide appropriate identification may result in the cancellation of your reservation.
13. Taxes and fees
All prices displayed on our platform include VAT and tourist taxes, where applicable. By booking a property, you agree to pay all associated fees specified at the time of booking, including any required deposits or service fees.
