General terms and conditions for participation in the “Loyalty Card” campaign of ” Flat Manager” AD
I. Campaign organizer and description
1.1. The organizer of the campaign is ” Flat Manager” AD, UIC 207610353, with headquarters and management address: Sofia, Business Center “Eurotour”, 12 “Mihail Tenev” Str., fl. 1, office 2.
1.2. The campaign is promotional and aims to encourage sales of the Loyalty Card of ” Flat Manager” AD.
1.3. Purchasing the loyalty card provides the guest with a 20% discount on the value of direct reservations made through the website: https://book.flatmanager.bg/ .
1.4. The card is valid for a period of 12 months from the date of purchase.
1.5. Each card purchased in the period until 15.07.2025 offers indefinite validity.
II. Campaign Period
2.1. The Campaign starts on 16.06.2025 and continues until terminated at the discretion of the Organizer, which he may do at any time without notice.
III. Price, validity and scope of the card
3.1. Price: 89 BGN / 45.50 EUR incl. VAT.
3.2. The card is valid for all properties available through the direct website of Flat Manager AD.
3.3. The discount does not apply to reservations made through other channels.
3.4. Validity: for reservations with a minimum stay of 1 night stay /in case the respective property offers this option/ and a maximum stay of up to 29 nights.
3.5. Up to 20 reservations can be made with each card within one year from the date of purchase. For lifetime discount cards, the right to 20 reservations is renewed each following year.

3.7. The cardholder has the right to provide it for use to one additional person of their choice.
IV. Card Usage
4.1. Upon purchase, the client receives a unique reservation code.
4.2. The code is used only on the website: https://book.flatmanager.bg/
4.3. The code can be used by a maximum of two different users. The second user is considered to be the first to make a reservation with the code using a name other than that of the cardholder.
4.4. In case of violation of the restriction under item 4.3, Flat Manager AD reserves the right:
- to cancel reservations according to the reservation policy: https://book.flatmanager.bg/reservation-policy/
- to deactivate the code without further warning.
4.5. The client is responsible for the confidentiality of the code.
V. Right of withdrawal and cancellation
5.1. The user has the right to cancel the purchase within 14 days if the code is not used.
5.2. The cancellation request is sent to: support@flatmanager.bg with name, email and order number.
5.3. The amount is refunded within 14 days of a valid cancellation.
5.4. If the code is used (partially or in full), the right of cancellation does not apply (Art. 57, item 13 of the ZZP).
5.5. In case of a reservation cancellation, the standard terms and conditions of the respective property apply.
VI. Combination with other offers
6.1. The card discount cannot be combined with other promotions or codes, with the exception of the weekly discount, which gives an additional 5% discount for reservations longer than 7 days.
VII. Social cause in support of the “For Our Children” Foundation
7.1. “Flat Manager” AD is committed to allocating 10% of the value of each Loyalty Card sold to a social cause in support of the “For Our Children” Foundation (according to the Partnership Agreement between the parties) – providing a free two-day or three-day stays in properties managed by the company throughout the country for families in need.
7.2. The funds are not transferred as a cash donation, but are used in the form of providing a free service – accommodation.
7.3. The organizer guarantees that it will provide free accommodation worth a total of at least BGN 5,000, calculated based on market prices for short-term stays in the properties selected by the For Our Children Foundation, after September 1, 2025.
7.4. If a higher amount is collected through the sale of cards, the total value of the vacations provided may exceed 5,000 BGN, and more families will be accommodated within the capacity of the properties and the capabilities of the partner Foundation “For Our Children”.
7.5. The accommodations will be carried out in partnership with the “For Our Children” Foundation, with priority being given to:
- foster families;
- families with disadvantaged social status;
- households with temporary financial difficulties;
- other people proposed by the foundation based on social criteria.
7.6. The period for realizing the free stays begins in September 2025, with the specific dates to be agreed with the beneficiaries according to the availability of vacant properties.
VIII. Personal data protection (GDPR)
8.1. By participating in the campaign, customers consent to their personal data being processed by Flat Manager AD in its capacity as a personal data administrator, solely to implement the campaign and provide the relevant services.
8.2. The data collected when participating in the campaign include: three names, e-mail and telephone number.
8.3. The collected personal data will be stored for a period not exceeding 90 days after the expiration of the Loyalty Card, unless there is another legal basis for their longer storage (e.g. accounting or tax purposes).
8.4. Each participant has the right to access their personal data, the right to correction, deletion, restriction of processing, as well as the right to file a complaint with the Personal Data Protection Commission.
8.5. Personal data will not be provided to third parties, unless this is necessary for the implementation of the campaign (e.g. technical suppliers), or when required by law.

IX. Final provisions
9.1. “Flat Manager” AD reserves the right to change the terms of the campaign if necessary.
9.2. Participation in the campaign is considered as agreement with these terms.
9.3. The provisions of the current Bulgarian legislation apply to unresolved issues.
