Reservation Policy for FlatManager
This Reservation Policy (“Policy”) outlines the terms and conditions that apply when booking a property through FlatManager. By making a reservation on our platform, you agree to be bound by this Policy, as well as by our Terms of Use and Privacy Policy. Please review this Policy carefully before proceeding with your booking.
1. Booking Process and Pricing
Reservations can be made directly through FlatManager’s platform by selecting your desired property, dates, and providing the required booking information. Upon successful payment, your reservation will be secured. All prices displayed on our platform are inclusive of VAT and any applicable tourist taxes, ensuring full transparency.
2. Payment Terms
By confirming a booking, you agree to pay all applicable fees, which may include taxes, service charges, and deposits. Payments are accepted through secure methods such as credit or debit card or bank transfer. We ensure that your payment details are securely processed through our trusted payment provider.
3. Booking Confirmation
Upon completing your booking and receiving payment, a confirmation email will be sent to you with essential details, including the property address, check-in/check-out times, and contact information for the property manager. This confirmation serves as proof of your reservation, and we recommend retaining it for your records.
4. Check-In and Check-Out
Unless otherwise specified in the property listing or arranged directly with FlatManager, check-in is available from 15:00, and check-out is required by 12:00. Early check-in or late check-out can be requested but is subject to availability and can only be confirmed within 12 hours prior to the scheduled time. In cases where guests arrive three (3) or more hours early or depart three (3) or more hours late, an additional night’s charge will apply at the same rate as the reservation.
5. Cancellations and Refunds
Our standard cancellation policy applies unless otherwise noted in the individual property listing:
- Cancellations 14 or more days before check-in: Full refund.
- Cancellations between 7 and 14 days before check-in: 50% refund.
- Cancellations less than 7 days before check-in: No refund.
To cancel a booking, please use our platform or contact our support team at reservations@flatmanager.bg. Refunds, where applicable, will be processed according to the method of payment.
6. Security Deposit and Property Damage
Certain properties may require a refundable security deposit, which will be indicated at the time of booking. This deposit will be refunded after check-out, provided no damage has occurred. Guests are responsible for any damages incurred during their stay and may be charged accordingly.
7. Children and Infant Amenities
Children under the age of 3 may stay free of charge when sharing a bed with a paying adult. Baby cribs can be requested for an additional fee; however, guests are responsible for providing linens and towels for the crib. Other baby amenities, such as high chairs, are available only if explicitly mentioned in the property listing.
8. Pet Policy
Only a limited selection of properties allows pets, and this will be clearly noted in the property description. If traveling with a pet, you must notify FlatManager at the time of booking. Failure to declare a pet may result in additional fees or cancellation of the reservation.
9. Smoking Policy
All properties listed through FlatManager are non-smoking. A fine of €300 will be imposed on guests who violate this policy by smoking inside the property.
10. House Rules
Each property may have its own set of house rules, as determined by the property owner or manager. By making a reservation, you agree to adhere to these rules throughout your stay. Violations of house rules may result in additional charges or the termination of your stay without a refund.
11. Force Majeure
FlatManager shall not be held liable for any failure or delay in fulfilling reservations due to circumstances beyond our control, including but not limited to natural disasters, pandemics, governmental actions, or other force majeure events. In such cases, we will make reasonable efforts to provide alternatives or refunds as applicable.
12. Guest Identification
For security purposes, guests may be required to present valid identification upon check-in. Failure to provide appropriate identification may result in the cancellation of the reservation.
13. Taxes and Fees
All prices displayed on our platform include VAT and tourist taxes, where applicable. By booking a property, you agree to pay all associated fees as outlined at the time of booking, including any required deposits or service charges.
